In Brisbane, in Townsville, in Charleville or in a cane town, the same house turns up again and again with minor variations. It is not a fashion that stuck: it is an answer that worked.

01 Five problems, one answer

The stumps solve several things at once, which is why they won. The first is air. The gap underneath lets wind run below the floor, and a house ventilated from below is several degrees more liveable in a summer of thirty degrees and high humidity.

The second is water. Much of Queensland was settled on the floodplains of the short rivers that come down off the range. Raising the floor a metre does not save you from a big flood, but it removes the small ones, which are most of them.

The third is termites. Each stump is capped with a metal plate, the ant cap, forming an eave the insect cannot climb past without becoming visible. It is not an impassable barrier: it is a detector.

The fourth is slope. With stumps of different heights, a house sits on sloping ground without a cubic metre of earth being moved. In Brisbane, a city of hills, that saved most of the preparatory work.

The fifth is drainage. Where a hundred millimetres can fall in one afternoon, letting the water run under the house is cheaper than trying to divert it.

02 How it is built

The material decides. Timber for the frame and the weatherboards, corrugated steel for the roof. Steel sheet takes torrential rain and cyclonic wind better than tile, weighs little and travels on any cart. In a colony with more forest than brickworks, that combination was the only sensible one.

The interior is designed to move air: high ceilings, glazed fanlights over the doors, pierced ceiling roses. All of it exists so the draught can cross the house without the windows having to be opened onto the rain.

Production industrialised early. After 1900 prefabricated catalogue houses appeared, and by 1915 'ready to erect' models were being sold on the argument that they went up in half the time. That explains the repetition: it is not that every carpenter copied his neighbour, it is that many arrived as numbered parts.

03 The verandah is not decoration

The verandah is the part most misread from outside. It is not a decorative porch or a balcony: it is another room, and often the most used one. People eat there, spend the afternoon there and nap there, day and night, with a table, chairs and sometimes a bed.

It also does a thermal job that gets overlooked. By projecting beyond the wall, it keeps that wall in shade through the middle of the day. A timber wall in Queensland sun stores heat and releases it at night; a shaded wall does not. The verandah does not cool the house: it stops it warming.

04 A house you can move

Here is the unexpected consequence. A timber house, light, resting on stumps and not embedded in a concrete slab, is a house you can unbolt from the ground. And that created a trade: moving whole houses.

The procedure is exactly what it sounds like. The house is cut in half if necessary, jacked up, a trailer slid underneath and the whole thing driven to the new lot, where it goes back up on stumps. It is done mainly to save houses from land about to be redeveloped.

The space underneath has evolved too. What began as an open area for storage and drying clothes was gradually closed in: first with battens, then with walls. Today many houses have the garage there, a spare room or half a dwelling. You gain floor area and lose precisely what made the thing work: the draught underneath.

05 What protects it and what threatens it

The pressure on these houses is a property market. A lot in an inner Brisbane suburb is worth far more with a new building on it than with a hundred-year-old timber house, and for decades they came down at a steady rate.

The answer was a planning one. In the areas mapped as traditional building character, houses built in 1946 or earlier cannot be demolished without approval, and those from before 1911 are retained. The test is not the architectural quality of each individual house: it is the visual continuity of the street.

That explains a common Brisbane scene: a row of restored timber houses, verandahs painted and the underneath turned into a garage, and in the middle one with peeling paint and grey boards. They are the same house, fifty years apart in maintenance, with exactly the same skeleton underneath.

It is worth knowing before you walk a Queensland suburb. What looks like a picturesque regional style is in fact a list of answers: to heat, to water, to the insect, to the slope and to the budget. And it is still standing because none of those five questions has gone away.
